We have 2 classes of deals:

Turn-Key Properties

These are properties which have been completely rehabbed, rented to a section 8 tenant and just waiting for an owner. This type of deal is an “add an Investor and stir” type of opportunity! We have done all the hard work for the investor.  We also offer our property management services to the investor, to make this a complete “hands-off” type of investment for our clients.

These properties are being sold with a minimum 10% annual return on investment, and a maximum of 75% investment to value. The rental payments are guaranteed by the government and are fully insured. This area represents the bulk of our available properties. We prefer selling these types of properties to our clients because they are win-win-win for everyone involved.

Raw Property Deals

These are properties which are in need of rehab and followed through to the rental stage. These deals require a bit more involvement by the investor. There is a bit more risk involved for the investor, because there are many items that the investor will have to take into account. We are a good resource in this type of deal, because we can do all the rehab, offering the property for rent and eventual management of the property.

With the increased risk, comes increased potential reward! These properties usually have a greater than 15% annual return on investment, and a maximum of 60% investment to value. We strive to have only the best possible deals, to give our investors the best chance of success!
